Finding an Apartment in Denver That Meets Your Budget

September 7, 2021 / by Andrew / Leave a Comment

If you’re curious about what it would take to live in The Mile High City, you’re not alone! Thousands of people consider moving to Denver every year, and most decide to take that step. Whether you’ve lived on the coast for most of your life or this is the first large city you’ve ever lived in, Denver apartments will surprise you and make you want to move in immediately.

What’s Your Income Per Month?

When deciding how much apartment you can take on: it’s a good idea to consider how much money you make in a month. Look at every stream of income you have, and average it out to a one-month period. Your housing costs should never be more than a third of your income, but you should aim to avoid spending more than a quarter of your income on it.

The average rent in Denver is $1,700 a month, which is far more than the national average. Therefore, if you want to be able to afford an apartment, you need to have an income of at least $5,100 a month to be able to afford it. Unfortunately, this means that for many people, you need a roommate to afford it.

How Much Space Do You Need?

How much room do you need in your apartment? A two-bedroom and a one-bedroom will only be separated by a couple of hundred dollars a month, but an apartment with three bedrooms will be almost five to six hundred more.

If you’re worried about the expense of a Denver apartment, try to double up spaces, like making your bedroom also your office, or converting your dining room into an office, if you work from home.

What Amenities Matter To You?

Many apartments in Denver, CO, have the same basic amenities. These are a pool, onsite laundry, a dishwasher, and cable hookups. If you find something that has more than that and is within your price range, jump on it! Apartments with extra amenities are few and far between, so don’t be shy about chasing great deals if they appear in front of you.

How’s Your Credit Score?

Your credit score may be limiting you since it means that you might not be considered reliable enough for an apartment. Unfortunately, many people don’t have the time to try and fix their score if that’s their situation. The best option for you if your credit is bad is to rent a room or space directly from someone who has it available. This might be month to month or might not have everything you want, but it will give you time to update your credit score without them doing a credit check.

Have You Rented Before?

Another thing that’s often checked is whether you’ve rented or leased before. Rental history tells them whether you’ve made payments on time, how long you’ve rented for, and if your income was steady enough for them to be able to expect your payment on time. You can only fix this with time, so it’s better to follow the same tip as those with a bad credit score.
